Construction Management and General Contracting Options

General Contracting
This approach provides the client with the security of a fixed project price. Construction
documents and specifications must be complete at the outset. In this arrangement the contractor assumes the risks of project costs in the delivery of the project.
Construction Management
This approach is suitable for clients with who are willing to assume some risk on project cost
with the potential benefit of cost savings. The construction manager serves as agent for the
owner in obtaining competitive bids and/or best value in all phases of work. The client pays
all direct costs of work plus a management fee.
This arrangement allows for flexibility in regard to changes as well as design decisions which
need not be finalized prior to the start of the project. The client receives any benefits from
trade discounts and savings realized.
